Booking conditions

These booking conditions apply in full to every booking of a holiday home or B&B room at De Woestijn, unless expressly agreed otherwise in writing.

 

By making a booking, you expressly agree to these conditions and confirm that you are at least 18 years old and have a permanent place of residence. We kindly ask you to read these conditions and the stay conditions carefully before booking and to inform your guests of these rules prior to their stay. You guarantee that all your guests will strictly comply with these rules.

 

Bookings for professional purposes (non-consumers) are requested to contact the owner to agree on specific booking conditions.

 

A. Making a booking

You can submit a request for a stay in a B&B room and/or holiday home by completing the booking process on https://www.bnbdewoestijn.be, by sending an email to info@bnbdewoestijn.be, or via the contact option on our Facebook page. Telephone enquiries are purely informational and must be confirmed afterwards via the website, Facebook or email.

 

When placing a booking, you must indicate the correct number of guests (including babies under 3 years old). This can be adjusted at the latest on the day of arrival.

 

By submitting a booking request via the website and successfully completing the booking and payment process, the booking is confirmed and the agreement is concluded under these conditions (*).

 

For bookings made by email or via Facebook, the agreement is only concluded after our explicit written confirmation. Such requests will only be processed if they contain all relevant booking information and are made under these conditions.

 

Placing a booking in this way is binding and entails payment obligations. We always reserve the right to request payment security without suspending the agreement until such security is provided.

 

(*) For holiday home bookings via the website, the agreement is exceptionally only concluded subject to receipt of the security deposit.

 

B. Booking confirmation

Each booking is confirmed by us via email.

This confirmation includes all relevant details for your stay, as well as a copy of these conditions.

 

You are responsible for checking the accuracy and completeness of the information upon receipt and must notify us immediately of any errors. Failure to do so releases us from any liability for booking errors.

C. Payment

Current rates (incl. VAT) are available on our website https://www.bnbdewoestijn.be or upon request by phone or email.

​

For the B&B

  • Website bookings: payment is made during the reservation process via the payment module.

  • No security deposit is required.

​

Other booking methods:

  • Up to 5 days before check-in: payment by bank transfer.

  • 5 days or less before check-in: payment in cash at check-in.

 

Extra costs (drinks, additional breakfast, picnic, etc.) must be paid in cash upon departure.

For the holiday home

  • Website bookings: rental cost paid online; security deposit and cleaning fee paid by bank transfer.

  • Security deposit: €400

  • Cleaning fee: €125 (De Schuur) / €75 (Den Ast), minimum 2 nights.

D. Late payment

In case of late or incomplete payment, interest of 1% per month and a fixed compensation of 15% (minimum €100) will be charged by law, without prior notice.

E. Cancellation

No statutory right of withdrawal applies.

 

Holiday home

  • Within 48 hours after booking and at least 30 days before arrival: free of charge

  • Up to 30 days before arrival: 30% of rental amount

  • From 30 days before arrival: 100% of rental amount

B&B

  • Within 48 hours after booking and at least 14 days before arrival: free of charge

  • All other cases: 100% of the stay price

 

 

Covid-19 related exceptions apply as described in the original Dutch version.

F. Subletting

Subletting is strictly prohibited.

 

G. Liability

The main booker is liable for all damage caused by themselves, co-guests or visitors. Guests are advised to have adequate liability insurance.

 

Stay conditions

These conditions apply to all stays unless agreed otherwise in writing.

 

Serious or repeated violations may result in immediate termination of the stay without refund.

 

Key points:

  • Check-in: from 4:00 PM

  • Check-out: 10:00 AM (weekdays) / 11:00 AM (Sunday)

  • No pets allowed

  • No parties or events

  • Respect quiet hours (10 PM – 7 AM)

  • Smoking strictly prohibited indoors and near the pool

  • Shoes off indoors; slippers required

 

Swimming pool

  • Open May–October, weather permitting

  • Shared with the owner’s family

  • Use at own risk

  • Children must always be supervised

  • No diving, no glass, no external guests

​

End of stay & cleaning

The holiday home must be left tidy and broom-clean.

Failure to comply may result in additional cleaning charges (€35/hour).

 

The security deposit will be refunded within one week if no damage or violations are found.

Applicable law & jurisdiction

Belgian law applies.

All disputes fall under the jurisdiction of the courts of Lennik.

 

Changes to conditions

The owner reserves the right to modify these conditions at any time without prior notice.
